      What should we offer?
      This is the question most often asked by prospective buyers. The appraisal report takes the guesswork out of the current market value of a property. The appraiser will assess the current market conditions and offer an opinion of value. We recommend attaching the written appraisal report to the offer to purchase when presenting the offer to the seller. This takes the emotional aspect out of negotiating. The seller clearly understands how you arrived at the price you are offering. The appraisal can be well worth the fee when leveraged as a negotiating tool. In some cases, the fee for the appraisal can represent a small percentage of the overall savings on such a large purchase. We recommend having a local “buyers” agent represent you when purchasing any property.

    • Before I purchase a property, should I get a home inspection?
      We highly recommend hiring a third-party home inspector to assess the condition and quality of a property prior to purchasing. A home inspector provides an evaluation of the accessible structure and mechanical systems of a house, from the roof to the foundation. The standard home inspector's report will include an evaluation of the condition of the home's heating system, central air conditioning system (temperature permitting), interior plumbing and electrical systems the roof, attic, and visible insulation walls, ceilings, floors, windows and doors the foundation, basement, and visible structure.

      Before I sell a property, should I get an appraisal? What should we list it for? This is the question often asked by sellers. Appraisers are out working in the real estate market everyday. Local appraisers generally have their finger on the pulse of the current market conditions. The appraiser has no vested interest in what a property sells for. The appraiser's fee is based solely on hisher efforts and not a percentage of the sales price. Hiring an appraiser to provide an opinion of value on a written report takes the emotional aspect out of negotiating with a buyer. We recommend highlighting the value on the written report and leaving it on the counter when showing the property. This allows prospective buyers to see that a third-party, unbiased professional has already determined the market value. This should also ease the mind of the buyer knowing the appraisal contingency will most likely not cause a problem in the transaction.     • We need to file bankruptcy. Do we need an appraisal to determine the value of our property?
      Filing for bankruptcy normally requires the debtor to provide an expense report itemizing the value of their assets. If the debtor has property on the asset list an appraisal may be necessary to determine the current market value. It is usually the responsibility of the homeowner to get the appraisal. Depending upon the situation, a chapter 7, Chapter 11 or out-of-court restructuring option may provide the best resolution.
